Transforming a 234-acre manufacturing site into a vibrant, mixed-use development
What was once the largest cash register manufacturing site in the country, the Domain has spent the last 15 years being transformed into a sprawling mixed-use development—and its quickly establishing itself as a “second downtown” in Austin, Texas.
The Domain is a 234-acre master-planned development that, when fully complete, will consist of up to 10 million square feet of mixed-use designed buildings, including residential, commercial, hospitality, market, and retail space. We were originally hired in 1999 to perform a site assessment and feasibility studies. But a great working relationship with our partners has resulted in additional collaborations. In the last 15+ years, we’ve completed the surveying, planning, and preliminary engineering for the ultimate build out of the entire development. We’ve also completed the civil engineering and landscape architecture for various individual buildings and phases.
Shortly after the completion of Phase II, the client found that its original landscape was a visual and physical barrier, hiding the storefronts and limiting use of the pedestrian space. Our team developed a strategy to open the space and create an inviting, active area for residents and shoppers alike. The award-winning project is now a signature outdoor space in Austin that is used for festivals, seasonal events, live music, a farmer’s market, food trucks, fitness classes, kids play, and many other outdoor activities.
